If you are seeing to buy or sell a asset in or around Edinburgh, Scotland's capitol city, then the chances are you will have been guided to arguably the main portal of asset in this region, the espc. I say "arguably" for the straightforward guess that there are a lot of estate agents who would vehemently disagree. They of course cannot advertise with the espc unless they are also solicitors. However do they carry a monopoly in the area, and are they precisely the best way to sell your Edinburgh or Midlothian property? As a small asset developer involved in the Edinburgh asset scene for over 25 years, I have of course my own views on the subject, listed here are a just a few of them.

Here's the Dilemma. Fantasize You are selling your beautiful house. You are of course keen to get the best price for it, any way who will do the job better-a solicitor or estate agent? They both (normally)charge fees for conveyancing on top of marketing. They both claim to have your best interests at heart and they will both claim to do a sterling job of selling your house. What to do Hmm, here are a few points to consider.

Espc Edinburgh! Of course if you are a solicitor reading then this is going to be your choice, and precisely it would probably be the right one if it were a flat in Leith or even in Morningside. If it were priced under say £250,000 then I would have no hesitation in following this advice. If any way it came in the upper price bracket or was maybe in the area around the city then the decision in my view takes a tiny more consideration.

Here is where I would like to draw on personal caress if I may. One asset I was marketing through an estate agent in Edinburgh was not shifting at all until I moved it to a solicitor related to the espc. I sold that asset through the espc in a matter of days when I could hardly get a viewer through my estate agent after a few weeks, the price? A small flat priced at £120,000. 

But what about larger properties?. Again in my experience, when it comes to larger, more high-priced properties especially on the outskirts of Edinburgh, estate agents such as Rettie, Savills or Knight Frank-to name a few seem to come into their own. Name counts for a lot on the Scottish asset scene and the more established estate agents carry sure 'kudos'. Another advantage to using established estate agents is that they normally have a list of clients who are searching for properties. They can immediately be sent your details and you could maybe have a sale before you even advertise.

How do I choose? Well that is precisely the inquire and I'm afraid there is no easy answer. If you ask the guidance of either party then you will of course get the acknowledge you would expect! Selling a house is not an exact science so you must beware of any promises made by the selling agent with regard to time especially. No-one knows how long it will take the asset to sell, it is all based on a "best guess" basis no matter what you may hear. The only way forward from here if you want to get the best possible deal is to do your own "due diligence" on both the shop and the selling agent. After you have checked out both then at least you can come to an informed decision.

My own opinion? Well, here it is. If I were selling a large town or country house - I would select a good estate agent every time. If it were any way a small flat in Edinburgh - espc would be by all means; of course be my choice. A asset somewhere in between - Due diligence and take your pick. I would still any way prefer a good estate agent over espc Edinburgh for a asset over £250,000. Of course there is Another alternative to consider that we have not spoken of here - Fsbo, why not give it a go yourself!
